Rental Qualification Requirements

Our Rental Policy -  NO DEADBEATS ALLOWED!

On a more negative note, We have a "No-Deadbeat" Policy. We have had applicants with a history of abandoning landlords and leaving their debts unpaid or not giving proper notice before leaving. They have also been evicted in the past. We have had applicants who want to move-in overnight. We do not do "overnight" move-ins. We have had applicants who have a history of writing bad checks and other more serious criminal behavior. If you have deadbeat habits, please apply elsewhere. You will not like to work with us because we do not tolerate deadbeat behavior. We will be very quick to evict,  and sue for damages, and garnish wages. If you do not have good credit, we will not automatically disqualify you. However, you will be interviewed regarding your personal situation and we ABSOLUTELY verify references. If you have no "good" references, please do not apply. We absolutely do not support deadbeats. We do not condone it, nor will we assist in such activity. We prefer to keep our homes vacant until we find the right person for each home we manage.

Rental House Qualifications - Plugin Realty Houses In Dallas Fort Worth Texas

We adopt similar qualification standards as many of our fellow Dallas Landlords and Dallas Fort Worth Property Managers do in the local DFW area. Please check to see if you meet these requirements before applying.

  • Income Requirements: The rent you pay should not be more than 1/3 of your income.
  • Residential History: We prefer at least two positive (non-family) landlord references with a solid rental history of at least 3 years. We discourage applicants who have been evicted to apply with us.
  • Employment: We prefer applicants that have gainful employment with at least 1 year in their current job

Rental Application Process

Before we accept new residents there are a number of processes we go through to ensure you meet our requirements as a Plugin Realty resident

All residents over 18 years old who will be living in a property must complete an application form and submit the appropriate fee Application Costs/Fees Each adult must submit a non-refundable application fee of $45/adult. This must be submitted with the application forms. If not, we will not begin to process your application.

Incomplete or inaccurate applications will not be considered. Fees will not be refunded in such cases. Processing Time Applications are usually processed within 2-3 working days. In the case of some homes, an approval may be necessary from a Homeowner/Condo association, which may take a little longer. You will be contacted as soon as you are approved (or declined) Holding/Reserving a Property A property may be reserved for up to 4 weeks provided that a non-refundable holding deposit is submitted to Plugin Realty. We usually ask for an amount equal to the security deposit. In the event you fail to execute a lease or fail to take possession having signed a lease, this deposit is forfeited.   • Once we receive a completed application form and all the relevant fees, we carry out the following background checks:
  • Credit Report & Check
  • Past evictions check - previous 7 years
  • Employment verification
  • Earnings verification
  • Criminal Record Check
  • Revious landlord's reference
  • Co-signers/Guarantors may be considered and will be subject to all the same processes and fees as if they were an applicant

"As-Is" Condition All our rental properties are rented in "As-Is" condition. This means you should see the inside of a property.  Few times the owner of the property are willing to update the property.  You most bring this up before sign of the rental contract.

Pets Many of our properties will accommodate pets. No pets will be allowed in a property unless a pet application and non-refundable pet fee of $250 has been paid and submitted in advance. In this case you must still wait for written permission from us before a pet is allowed in the property.

Keeping pets that are not approved by Plugin Realty may be in violation of the lease and grounds for eviction.
The following breeds of pets are not allowed:

  • Pit Bull
  • Rottweiler
  • Doberman
  • German Shepherd
  • Chow
  • Venomous snakes/Reptiles

NO EXCEPTIONS

Security Deposits A security deposit in the amount equal to 1 month's rent is required. This is held as security for our residents to look after our properties in a diligent and responsible manner.

Residents may NOT dedicate that security deposit to be used for any rent due.

At the end of tenancy, a thorough inspection will be carried out at the property and any items which require remedy for breakage, damage, or use may be charged against the security deposit.

Executed Leases Once a lease has been signed and executed by you as a resident, it is fully legally binding together with all the terms therein.

Having executed a lease, you are responsible for the total amounts due under the lease. Should you break the lease early or fail to take possession, we (under the terms of the lease) may retain all deposits and amounts paid towards rent, pet fees, application & lease fees as liquidated damages.

Please do not sign a lease unless you intend to fully honor it!
