LANDLORD’S FAQ - For Property Management:
1. How does the 100% guarantee work?
- We stand by our work 100%. If Plugin Realty places a tenant in your property and the tenant moves out or stops paying within 3months, we will refund to you what we have charged you so far.
2. Do I get charged a management fee while my rental property is vacant?
-No, We only charge a fee when the house is occupied.
3. Is there a long-term contract?
-No, there is no long-term contract, we go month to month. We require only a 30 day written notice for occupied properties.
4. Is there any upfront cost for signing up for the services?
-No, we get paid only when you get paid.
5. Does Plugin Realty pay the lender if there is a loan on the house?
-No. The landlord is responsible to make the mortgage payments of the property to their lender on-time.
6. How does the landlord get paid?
- The landlord will have the following options to get paid:
1. Check mailed
2. PayPal
3. Direct Deposit
7. How does the payment process work?
1. The Tenant makes the payment to Plugin Realty
2. Once the funds from the tenant clear, Plugin Realty subtracts its management fees
3. Then, Plugin Realty will forward the landlord the money. Usually you will get your payment by the 15th of the month.
8. What is the cost of Full-Management Services, when then the home is occupied?
- Only 8%-12% of each month’s rent
9. What is the cost of Full-Management Services, when the the home is vacant?
-65% of the first month for "tenant placement", and on the 2nd month onward, the fee management fee will be 8-12% of each month’s rent
10. How much does Plugin Realty charge if the landlord only needs Self Managing Services (tenant Placement)?
- Only the first month’s rent
11. What happens to the Security Deposit?
-Due to Texas State Law, the security deposit must be kept in a Trust Account, separate from our operating trust account.
12. What happens if a tenant does not pay their rent?
-Plugin Realty will file in court for any unpaid rent, late fees, court costs, utility charges, and any damages to the property. This court filling will appear immediately on their Credit History as a filing, and once the Judgment is awarded it will appear as an unpaid Judgment.
13. What happens if a tenant breaks the lease?
1. Court Filling for any unpaid rent, late fees, damages or neglect to property, etc
2. Early Termination Fee equals to one month’s rent
3. Forfeiture of the Security Deposit
14. What is the Pet Policy?
- As the Landlord, you may define your own individual pet policy.
15. Who takes care of the support and maintenance problems?
- We do. Plugin Realty will provide 24/7 support and maintenance.
16. Who pays for the maintenance problems?
- If the tenant didn’t cause the problem and it was a normal maintenance issue, then it would be the landlord’s responsibility to pay for any problems that occur to the property. If a tenant is responsible for damage, it will be the tenant’s responsibility to pay.
17. Will the landlord be informed every time there is a maintenance issue with the property?
-It will be the landlord’s option whether they would like to be informed of every problem that occurs with the property or only if the problem is over a certain dollar amount.
Normally most landlords only want to be notified if the cost of repair/maintenance is over $250.00. If the repair is under $250.00, then we never bother you, assuming you are like "most" landlords. However, if you want to be notified of any and all issues we can certainly arrange it.
18. What type of properties does Plugin Realty Manage?
- We specialize in Single Family homes, Condos, Duplex, Apartments and 4Plexes
19. What Areas do you provide your services in?
- All of Dallas/ Fort Worth Metroplex
20. Will you check up on my property to make sure the tenants are taking care of the property?
- Yes, we will inspect the inside and outside on a normal basis
21. Does Plugin Realty hold a deposit from the landlord for maintenance work that needs to be completed by a handyman?
- We normally would like to hold a deposit of $250 in escrow for maintenance work that may need to be completed to the property, in case there is a emergency.
22. Does the landlord receive a financial statement?
- Yes, Plugin Realty will provide you with free bookkeeping services. We will send an annual report in Quickbooks for all the money coming in and money going out.
All you would need to do is provide this Quickbooks file to your CPA.
23. If Plugin Realty Manages my property, will I lose control?
- No, we work together with the landlord to provide a stress free solution. Plugin Realty will be working for you to get you a bigger ROI.
24. Does Plugin Realty insure my property?
- No, It is the landlord’s responsibility to have their property insured
25. When does the tenant get their security deposit back?
- Once the move-out condition report has been completed for your property. Any damage expenses
beyond normal wear and tear are deducted from the security deposit along with any other money that is owed by the tenant. The remaining balance is returned to the tenant within 30 days of move out.
26. Can I use my own handyman to do the repairs to the property as needed?
- Yes, if you have a good relationship with a handyman, then you may use your own handyman for repair work. Plugin Realty also has a network of professional handymen throughout the Metroplex that provide discounted rates.
